WOOD DESTROYING INSECT (WDI) REPORTS

Most often, a home buyer will retain a home inspection company to inspect the structural, mechanical and electrical systems of the house they have put a deposit on before closing. Sometimes the inspector  will find what they think is evidence of wood destroying insects, such as carpenter ants, powder post beetles or termites. The home inspector is not qualified nor licensed to determine if the possible infestation is actually caused by wood destroying insects or not. That’s when a pest control company with a WDI license can determine if the infestation is active or is WDI damage at all. 

I can perform such an inspection and issue a written report on my findings. The standard form is  approved by HUD, is used by all WDI licensed pest control companies and accepted by closing attorneys. I have found numerous times that the home inspector’s concern was not WDI damage at all or was mitigated in the past, making the infestation inactive. If I do find evidence of an active infestation, I do not charge for the inspection but provide a proposal to mitigate the problem. If hired to do so, my invoice serves as proof that the WDI issue has been treated. I offer a 90 day guarantee against carpenter ant re-infestation and a one year guarantee for termite work. All termite work has a one year contract offering the guarantee, renewable every year. These will satisfy the buyer and seller.
